          02 BEFORE SIGNING THE CONTRACT


                   How to buy a home in Spain step by step

2.1 Examination of the physical situation of the farm

Ask the seller for a copy of the following documents:

2.2.3 Receipt of having paid the last annuity of the real estate tax. In said receipt the cadastral reference of the house appears.

2.2.5 Certification of domain and charges, which accredits to all the ownership of the home, the situation of freedom of charges or what are the existing aggravating factors.

2.2.6 Likewise, the regular developer or builder is obliged to deliver brochures stating the characteristics of the construction, services and facilities that he enjoys, the form of purchase and payment. The amounts paid on account must be in a special account, which must be guaranteed with surety bond or bank guarantee.

Do not fail to specify before signing any document all the obligations of both parties, and not only that relating to the payment of the price. If you give any amount as a deposit or signal, make sure it is not too high.
