EXTRA SERVICES: Once the plan is contracted there are no extra costs or commissions added. You only pay for the services in the Option chosen.

If you wish you may decide to hire extra services such as hiring a professional photographer or accompanied visits from buyers.

For example, you can contract the BASIC OPTION for € 299*. Once you have sold your house you can add the Notary accompaniment option for  € 295* This service is only included in the PREMIUM OPTION .

How long is the contract?

Depending on which plan you choose all marketing on social networks and search engines are for periods of six months including three months as a featured property except the PREMIUM OPTION which has no time limit.

We will market your property for 6 months unless otherwise instructed.

Marti Projects Advertising has an initial cycle of 6 months after which time we will offer you two months free of charge.

Before the end of the free period, we will contact you so that you can decide which service plan you want to continue with us or if you prefer to cancel.

Do you sell my property?

Your property is sold by you.

In the end, whether it is hiring a real estate agent or not, who offers and shows your property, it is you; who has it collected and prepared for the visits, is you; who gives information to the buyer about what the community is like, what services it has around it, is you.

No one is a better seller of your property than yourself.

We take care of the process controls and provide you with the best off-line and on-line tools to do so.

We only give you one piece of advice, be honest in the strengths and weaknesses of your property.

It is best to be clear and trasparent throughout the whole selling process.

What will Marti Projects do for me?

Depending on the option you choose the following services will be included.

You provide us with all the information. You provide us with the photographs you want to publish and an accurate description of the property which after being reviewed we will publish it in the main national and international real estate portals (currently over 145).

We will then contact you via e-mail or SMS to advise you of any visits to your property from potential buyers. You are in charge of the visits and negotiating offers made on your property directly with this option.

MEDIUM OPTION

We will give you a brief Guide to Home Staging  which will prepare your house so that it looks at its best in order to attract the largest number of potential customers.

Your Personal Advisor will write a professional description and take high quality photographs of your property which will improve its positioning in the real estate portals. One of the main problems that exists in the positioning of any property in the main internet search engines is the duplicity of information either through text or images. We will ensure that the photographs and description of your property are unique and innovative which will increase visibility on the internet.

During the visit we will take comprehensive measurements of your property (in Metric) from which we will draw up 2 & 3D floor plans which will help potential buyers visualise the size and layout of your home.). At this stage recommendations will be given in relation to simple repairs that may be immediately noticeable.

We will give you our opinion on how much your property is worth through a valuation. It is your decision which price you wish to market your property. The property will be published within 48/72 hours in more than 145 real estate portals both nationaly and internationally. Your property will appear as a featured advertisement for three months in at least two of the most important portals in Spain and one international (Fotocasa, Pisos.com or Rightmove UK).

It will also be published on our website gb.martiprojects.com and through our social networks, Facebook, YouTube, Google Plus etc.

Your property will appear as a “Featured Property” as part of a targeted online marketing campaign.

We will filter all enquiries and inform you of interest from buyers.

Whilst visiting your property a Personal Advisor will perform a Home Staging service  personally adapting your home for the photographic session.

This is an all-inclusive service.  A personal advisor will be assigned after your registration and will take care of your account until the completion of the sale in the notary’s office.

What price should i sell my property for and how do Marti Projects make a realistic valuation?

Valid only when contracting MEDIUM OPTION and PREMIUM OPTION

You decide what price you wish to sell your property for.

Value and price are not the same thing.

The value of your property is subjective and variable depending on the interest of the person who will buy it.

The buyer will have many things to consider, for exemple: His job, chidren´s school, local shops and restaurants, hosapitals, doctors, dentists which will affect his valuation of the property.

The price is determined by the supply and demand at that particular moment in the market.

You decide the selling price. We give you a realistic valuation of what you can expect for your property within a reasonable time frame.

Now that you have put a sale price on your home, it is time to generate interest among buyers.

How much is your property worth?

VValid only when contracting MEDIUM OPTION and PREMIUM OPTION 

We will accurately value your property by analysing the following criteria one step at a time. This will help you to understand how much your property is realistically worth.

Steps to assess your property

Step 1. The state of the property

Beyond the geographical situation of the house, the common areas, distances to public services other factors need to be considered:

Condition of the property

Age of the property

Working condition of the services: electric, water and gas

Special features of the house i.e.  New kitchen, under-floor heating, landscaped garden, panoramic views. Naya, swimming pool, tennis court etc

Step 2. Market value (VM)

“International Market value is defined as the estimated amount for which a property should exchange, on the date of valuation, between a willing buyer and a willing seller in a transaction after proper marketing wherein the parties had each acted knowledgeably, prudently, and without compulsion.”

There should be no link between the vendor and the buyer and neither of them should have an interest other than what is established in the contract.

The property has been properly marketed.

Neither party has privileged information.

The price of the property is a reasonable estimate.

Taxes are not included in the price.

Step 3. The value to the seller

At the time of valuation, it should be taken into consideration the subjective component of emotions – particularly for the vendor. The vendor may wish the value to include the amount of expenses incurred in renovation or structural additions to the property

Step 4. The value to the buyer

Another consideration is that interested parties may be well informed about the housing market in terms of prices and availability. Therefore, the value at which the property is marketed should reflect characteristics that are key to the potential buyer. These may include panoramic views, storage, garage, local amenities, private or community pool, proximity to place of work, beaches, shops etc. With such additional favourable factors a potential purchaser may consider paying a little more than for a similar property.

Step 5. Published price

The published price is one that has been agreed, having taken into consideration all above mentioned factors.

The following data is collated in order to make an assessment on the property and reach an indicative figure on the market value:

P.E.R. Indicator (Price Earnings Ratio): This relates to the price of the property and its rental potential and is directly linked to the profitability that it will produce over a period of 20 years.

A selection of 5 properties with similar characteristics, located less than 1,000 meters away with a similar surface area (+/- 30%).

All services around the property: From the quantity and quality of nearby services to future urban plans that result in a higher quality of life.

With this information we will reach a realistic valuation.

In addition, the seller will be given the opportunity to discuss any other improvements they have made to the property that will add to the property’s value.

Conversely the published price not only reflects the owner’s expectations but also leaves room for negotiation.

As a general rule, the closing price of the sale is in the range between the market value and the published price.

In all cases Marti Projects S.L. will respect the price desired by the vendor, however the seller must appreciate that it may take longer to close the sale.

After a reasonable period, Marti Projects S.L. will contact you again to review the publication price and offer advice.

Will I receive notifications by SMS or e-mail?

Once you have chosen a plan we will keep you informed periodically of all enquiries received, alerts, visits, offers, documents, etc.

Do you work exclusively or can I be with another agency at the same time

Exclusivity is not required for any of our 3 options although with our (PREMIUM OPTION) the % commission will be less if we are the only Estate Agents you engage.

How long will it take for my property to appear on your Real Estate Portals?

Once we have all the information relating to your property ie description, floor plans and photograph your advertisement will be published within 48/72 hours.

We will notify you when the advertisement has gone live.

Where will my property be published?

Currently Marti Projects SL has contracts for the publication of property in more than 145 real estate portals nationaly and internationally. Your property will appear as a “ featured property for three months in two of the most important portals in Spain and one international one ie Fotocasa, Pisos.com, Rigtmove.

It will also be published on our website gb.martiprojects.com and through our social networks Facebook, YouTube and Google Plus.

Likewise, a network of real estate agencies that have signed collaboration agreements with our company will be informed (Only for PREMIUM OPTION).

Who will take the photographs and create the floor plans of the property?

Your personal advisor will take a selection of photographs and make the floor plans of the property for the MEDIUM OPTION and PREMIUM OPTION plans only.

If you wish you contract the Basic Option plan you may pay for a professional photo book for € 99*.

Once the photographs have been taken we will attach them to the advertisement and send them in a digital format so

you may keep them.

By contracting our MEDIUM OPTION and PREMIUM OPTION plans, our Personal Advisor will make a photo report and a professional description of your home that will improve the positioning of your property in the real estate portals (One of the main problems that exist in the positioning in the main Internet search engines is the duplicity of information, either through texts or images, thus ensuring that the photographs and description of your property are unique and innovative for this type of robotic search engines).

On the same day of the photo session, the measurement of the property will be made to obtain the plans in two and three dimensions.

What is Home Staging?

Home Staging is a real estate marketing service focused on improving the first impression of a property in order to sell it more quickly.

When hiring one of our plans we will give you a brief Home Staging Guide so that you can prepare your property for the photo shoot yourself.

During the first visit to the property by our Personal Advisor (PREMIUM OPTION), if necessary, we will even implement on your property a decoration set for the realization of the photographs.

It is possible that in your property, due to your current situation, the Personal Advisor recommends the implementation of a deeper Home Staging, it is called Integral Home Staging, which provides as an independent service Marti Projects S.L. and that it will be budgeted separately and specifically for your property.

In case of inaccuracies can I rectify my ad?

You can correct any property details at any time and as many times as necessary.

How is payment made?

BASIC OPTION  299* Cash

MEDIUM OPTION  2.499* 50% upon registration and 50% at a rate of € 200 per month after the second month
